Yes. All Guarantors must submit rental applications through this third-party site. If applicant is accepted, rents will be digitally invoiced through this account for the duration of your Lease. Tenants and guarantors are invited to connect with us as tenants on apartments.com once an application is approved. Paper cheques or wires for rent payments are not accepted. Digitizing this process makes paying the rent much more efficient for all parties. It saves time and trees!
The Lease Term shown on apartments.com will always reflect that it starts 1 month prior to what is written in the lease. This is done intentionally for billing purposes. You are invoiced in advance for the upcoming month. So for example, if your term starts June 1st, your rent for June would be due by May 21st. You would not pay rent in the last month of your lease, but the month prior for the final month.
Our standard Lease Agreement runs one full academic year, 12 months from June 1st to May 31st. We do offer long-term leases on our properties. In certain situations, we may consider short-term leases by request.
Prior to your move-in day you are required to schedule a Home Orientation meeting. This meeting is helpful for anyone who has not owned or rented a Home before. We will walk you through the basic systems and operations of the house and provide tips to a comfortable tenancy.
As most of our units come fully furnished, you only need to bring your mattress, linens and kitchenware. For the above reasons, keys are made available for pickup at or after 12:00pm on the start date of your lease agreement.
Most of our rentals include partial utilities. Please refer to the tab labeled 'All Properties' at the top of the page and select the location of interest for full listing details as they differ from unit to unit.
Rent for the upcoming month is invoiced 7 days in advance, on the 14th and due no later than 5pm on the 21st of each month.

If a renter pays with their checking account, Apartments.com processes payment in 3-5 business days. If a renter is paying with a credit, debit, or prepaid card, those payments take 2-3 business days to deposit to landlords account and need to be scheduled in advance to arrive to landlord on time by the 21st. Renters pay a 2.75% transaction fee to pay with their card using this method.
We do not charge late fees, however if you are consistently late or rent has not been received 9 days+ past the 21st, we can begin the eviction process.

Yes. Per The Town of Mansfield regulations, a guest is deemed 'an occupant' if they spend more than 2 consecutive nights or 3 days at the property.
No, subletting is not allowed because it can be a liability issue. The Town of Mansfield zoning ordinance dictates how many tenants can live in one unit at any given time. If you plan to spend time away from home write to us and let us know. We will adjust your utilities accordingly to minimize any potential holding costs.
Renters Insurance provides coverage for all of your property in the event of things like a fire, flood, and often even theft. For a 3 Bedroom unit, Geico recently quoted us $15 per month or $122 for the year. We don't require you to purchase it, but we strongly recommend you protect yourself and your personal belongings.
Application fees are 30$ per applicant to be named on the lease.
For furnished units, security deposit is two times the monthly rent of that unit. First month's rent is also due before or at Lease Signing.
Annual Trash Collection Service is the only move-in cost required at the same time as the security deposit. This amount is $400 for each building for the full year.

The Blue Line was designed to service passengers in the W-Lot / Towers area as well as the Charter Oak / Busby / C-Lot area. Serviced by 3 buses during the peak hours of the day, the Blue Line provides service to each stop every 10 minutes during the day, and every 30 minutes after 7PM.
The Blue Line is in service Monday through Friday throughout the Fall and Spring semesters. There is no Blue Line service during weekends and breaks.
