APPLICATION INSTRUCTIONS

   FOR US RESIDENTS ONLY.*

   *IF YOU ARE A FOREIGN NATIONAL, NOT A US CITIZEN OR NON-RESIDENT RESIDING IN THE US TEMPORARILY

   Application window opens November 1st each year for the upcoming year.

Applications are processed on a first come, first serve basis.

Applications are not processed until ALL associated guarantors for a group have applied.

Before Application Submission:

• Please read over FAQs.
• Each Tenant to be named on the Lease must have a Guarantor submit an application via apartments.com.
• A Guarantor will E-sign your Lease and must have proof of full-time employment for at least the last two years.
• Only Guarantors apply online, NOT Tenants. 
• Tenants should send us an Intake Email including information listed below. 
• Guarantors will be subject to a standard background and credit check. Tenants should not apply this way.
• Your groups' application will not begin processing until all Guarantors of the party have submitted an application. 
• Guarantor applications will be processed securely through Apartments.com and incur a $30 application fee. 

 Guarantors To Apply:

- Click the "Apply Now" button on the listing page on our website. This link will redirect you to the Guarantor application form on Apartments.com.

- Fill in required information, pay $30 processing fee and submit at completion.

Tenants to Apply:

- All Tenants to be named on the Lease should send an intake email to fmtrust777@gmail.com  including the following information;

The email subject: "Tenant Application for (Property Name)" 

-  Attach 2 forms of Government Issued Photo ID 

(Ie; Valid Passport, Driver's License, State ID, Student ID)

- Personal Contact info, Phone Number and Email

-Personal Vehicle Information (Make, Model, Plate)

- A brief description of yourself, (If currently a student) what you are studying, what year you are in, your hobbies, any extra-curricular activities

- Any employment info if currently employed, at least one contact phone number for professional references

 -If you have previously rented or lived in a supervised housing facility, please include the contact info for the previous management, Landlord, DA or supervisor. 

-Why you are interested in renting Off-Campus

-Why you believe your application should be selected over any other prospective tenant application.

Applicant may not meet approval criteria due to:

• Unfavorable Credit Report or A score of 720 or Less
• Unfavorable Landlord or Professional Reference
• Prior Eviction or Foreclosure
• Prior felony conviction within 7 years or Less

The application process takes 3-5 business days on average. 

What if some Guarantors applications are approved but one or more others were not? We will reach out to the tenant(s) whose Guarantor application were not approved and ask them to find a supplemental Guarantor to cosign. Until then, the application will sit in 'pending' status and other groups applications may be considered.

If your group is Approved, you will have 48 hours to accept the Lease offered. To accept the offered Lease, you and your guarantors will be invited via email to connect with us as Tenants on apartments.com. The Lease Agreement will be sent out to guarantors via DocuSign for E-Signature at that time. The deposit and any additional move-in costs will become available and due for submission on apartments.com at this time and your tenancy may not be guaranteed until the deposit has been submitted.

 Until the security deposit has been submitted and the Lease has been E-Signed by all Guarantors, the apartment will remain listed for rent and Landlord may continue to process other applicants at their discretion. 

After all of the above is complete, Tenants need to schedule a physical Lease Signing date for the occupants of the property to meet and physically execute the lease document by signing next to their corresponding Guarantors names and e-signatures. The Lease Signing meeting will take about 1 hour to complete. 

Prior to all Tenants moving in, we do require a "Home Orientation" meeting which is often done on move-in day but must be scheduled prior to bringing any personal belongings into the property. This meeting takes about 20 minutes, and all Tenants must attend. We will walk through the property together and document the condition at this time. We will go over important topics and any questions you may have before settling into your new rental.

Keys for the property will be made available by appointment at or after 12:00pm on the Lease Start Date.
