APPLICATION PROCESS OVERVIEW:
Only Co-Signing Guarantors are required to Apply Online and submit an Application Fee, NOT Tenants. Tenants should send us an Intake Email including information listed below.
Your Application remains in Pending Status until All Guarantors have Applied.
When All Guarantors have applied for the respective Lease, Your Application will move into Processing Status.
Applicant Approval Criteria May Not Be Met Due To:
Your group will receive an email within 3-5 days of Processing Status with information regarding the Approval of Your Application.

U.S. TENANT APPLICATION INSTRUCTIONS:
- All Tenants to be named on the Lease should send an Intake Email to fmtrust777@gmail.com including the following information;
The email subject: "Tenant Intake Application for (Property Name)"
- Attach 2 forms of Government Issued Photo ID (Passport, Driver's License, State ID, Student ID)
- Personal Contact info, Phone Number & Email
- Personal Vehicle Information (Make, Model, Plate)
- A brief description of yourself, (Ex: If you are a student) what you are studying, what year you are in, your hobbies, any extra-curricular activities or anything you'd like to share about who you are.
- If you are Employed, at least one contact phone number for professional references.
-If you are Unemployed, please provide us with two contacts for personal or character reference.
-If you have previously rented or lived in a supervised housing facility, please include the contact info for the previous management, Landlord, DA or building supervisor.
-Why you are interested in renting Off-Campus
-Why you believe your application and your group should be selected over any other application.

AFTER APPLYING: What Now?
~ Please Allow 3-5 Days for Processing ~
Q: What if some Guarantors applications are approved but one or more others were not?
A: We will reach out to the Guarantor(s) whose applications were not approved and present them with Options to Proceed or to Withdraw. Options to Proceed include Finding a New Alternate Co-signing Guarantor, Adding An Extra Co-signing Guarantor to the Existing Application or making a Pre-Payment on a portion of Rent.
Your Application will sit in Pending Status and other applications may be considered until action is taken by the Guarantor(s) to proceed and moves the Application into Processing Status.
If the Guarantor chooses to Withdraw the Application, the group will be notified that we are unable to offer a Lease at this time.
If there is no action taken to Proceed or Withdraw, your Application will be discarded after 14 days.

Congratulations, You Were Approved! What's Next?
If your group is Approved, you will have 72 Hours to accept the Lease offered. To accept the offered Lease, Guarantors should review and E-Sign The Lease Agreement on DocuSign. The Security Deposit and any move-in costs will become available on your Apartments.com account at the time your Lease is offered and is due no later than the Tenant Lease Signing Meeting.
If the Lease Agreement is not signed by the Guarantors within 72 Hours after it is offered, the Application is considered Voidable and other Applications may be processed.
When all Guarantor E-Signatures are on the Lease Agreement, the Tenants should email management at fmtrust777@gmail.com to Schedule their Virtual Lease Signing Meeting. The Lease Signing Meeting takes about 1 hour and is held online through Zoom. This meeting will take about 1 Hour. All remaining parties will sign the document during this meeting on DocuSign. Tenants will receive an email with a link inviting them to the Zoom meeting and any additional required documents or information for their reference.
Tenancy is not guaranteed until both the Security Deposit has been submitted and the Lease Agreement has been signed by All Parties, Tenants, Guarantors and Landlord.
PRIOR TO MOVE-IN DAY:
Prior to Tenants moving in, we will schedule a "Home Orientation" meeting which is often done on move-in day but prior to bringing any personal belongings into the property. This meeting takes about 20 minutes, and all Tenants must attend physically or remotely. We will walk through the property together and document the condition at this time. We will go over important topics and any questions you may have before settling into your new rental. We encourage you to photograph the unit on this date in detail as that is how it should look on the day you vacate.
Keys or a Unique Pin Code for the property will be made available by appointment at or after 12:00pm on the Lease Start Date.
